How the score works

Every land parcel in the City of Vancouver gets a 0 to 100 score for how likely it is to change hands or be redeveloped soon. Inputs, all from the City's open data:

• Land share of value (32%). When the land is worth almost everything and the house almost nothing, the next sale is usually to a builder.
• Age of the house (22%). Year built, or year of the last major renovation.
• Zoning upside (16%). R1-1 now allows multiplexes on most lots; RT and RM zones allow more density.
• Lot size (12%). Bigger lots fit more units, which is what developers pay for.
• Street activity (18%). Demolition and new-build permits issued nearby since January 2024. Turnover clusters.

Tags on each property: Land value (house adds little), Pre-1960, Multiplex lot (R1-1 with 550 m² or more), Active street.

Very large or institutional parcels are capped at 40. This is a prototype: weights are a starting point to tune with local agents.
